Magyarországon az első negyedévben a lakáshitel-állomány összege 15, száma 2,7%-kal növekedett az előző év azonos időszakihoz képest. A lakáshitel-folyósításokon belül továbbra is a használtlakás-vásárlásra nyújtott hitelek domináltak – áll a Központi Statisztikai Hivatal friss jelentésében.


In Hungary, the amount of housing loans increased by 15% and the number by 2.7% in the first quarter compared to the same period of the previous year. Within housing loan disbursements, loans for the purchase of second-hand housing continued to dominate, according to a recent report by the Central Statistical Office.

In housing lending, loans for the purchase of used homes continued to be the dominant factor. 

On June 30, 2025, the housing loan stock in Hungary was HUF 6,063 billion, 15% (HUF 776 billion) higher than the stock value in the first half of 2024 and 7.3% (HUF 411 billion) higher than the stock value at the end of 2024. The ratio of housing loan stock to GDP increased from 7.0% in the same period of the previous year to 7.4%.

At the end of the first half of 2025, the stock of state-subsidized housing loans exceeded the same period of the previous year by 21% and that of unsubsidized loans by 13% in terms of amount, while their proportion within the total housing loan stock remained essentially unchanged (20% and 80%, respectively).

Among approved housing loans, the number of state-subsidized loans decreased by 15%, while their amount increased by 4.4% compared to the same period of the previous year. At the same time, the number and total value of approved loans without state support increased by 13% and 35%, respectively.

The average loan amount per approval reached HUF 19.7 million in the first half of 2025, which is a 19% increase compared to HUF 16.6 million in the first half of 2024. The average amount of state-subsidized loans increased from HUF 18.6 million to HUF 22.7 million in the first half of 2024, in which the higher loan amounts available in the CSOK Plusz program played a significant role. The average amount of loans without state support was HUF 19.0 million in the first half of 2025, HUF 3 million more than a year earlier.

In the first half of 2025, 39 thousand housing loans were disbursed, with a total value of HUF 771 billion. The number of loans disbursed increased by 9.9% and their amount by 30% compared to the first half of 2024.

  • In housing lending, loans for the purchase of second-hand homes continued to be the dominant type, with 66% of disbursements and 77% of the disbursed amount serving this purpose. In the first half of 2025, the number of loans disbursed for the purchase of second-hand homes increased by 6.7% and their amount by 29%. The average loan amount increased from 18.9 million forints a year earlier to 22.9 million forints.
  • The number of loans granted for construction is 21, and their amount increased by 39% compared to the first half of 2024. The average loan amount increased from HUF 7.2 million to HUF 8.3 million.
  • The number of loans granted for the purchase of new homes practically stagnated, while their amount increased by 33%. An average of 27.8 million forints was disbursed for this purpose, compared to 20.9 million forints a year earlier.
  • In the first half of 2025, the number of loans taken out for modernization and expansion was 21%, and their amount was 17% higher than a year earlier.
